About the White Villas Projects

How many villas and villa types are there?

The White Villas Shahapur: This is a 43-unit designer twin villa project, designed by celebrity designer Sussanne Khan. The villas are among the tallest in India at 29 feet, set within a gated community. There are two types: 3 BHK and 5 BHK.

The White Villas Kasara: This is a 45-unit designer twin villa project where the living room soars to 20 feet in height. Again, two types are available: 3 BHK and 5 BHK.

Location advantages

The White Villas Shahapur

  • Surrounded by greenery and mountain hill views; just 500 metres from the Mumbai–Nashik Highway (NH3) and only 3 km from Atgaon Railway Station.
  • The layout adjoins the Mumbai–Nashik National Highway (NH3), a four-lane highway being widened to eight lanes. The Mumbai–Nagpur Super Expressway — running parallel to NH3 — further enhances connectivity and is expected to drive significant capital appreciation in this corridor.
  • Shahapur is rapidly developing as a tourism and holiday destination. MTDC has declared it a Tourism Destination owing to the Sahyadri hills, trekking trails, and water bodies such as the Ashoka waterfall.
  • The area has been designated a No Chemical Industrial Zone, as it serves as the freshwater source for Mumbai and Thane via the Bhatsa, Tansa, Vaitarna, and Modak Sagar reservoirs.
  • The neighbouring cities of Thane, Dombivali, and Kalyan have been declared Smart Cities, which is expected to accelerate infrastructure development and property appreciation across the wider belt.

The White Villas Kasara

  • Just 1.5 km from Kasara Railway Station and local market, where all basic necessities are available.
  • Adjoins the Mumbai–Nashik National Highway (NH3). Kasara also lies within the corridor of the Delhi–Mumbai Industrial Corridor (DMIC) and the Mumbai–Nagpur Super Expressway, making it a strong appreciation belt for property investors.
  • Kasara has been declared a Tourism Destination by MTDC, thanks to the Sahyadri hills, trekking routes, and nearby water bodies.
  • Like Shahapur, Kasara has been designated a No Chemical Industrial Zone to protect its freshwater reserves.
  • Proximity to Thane, Dombivali, and Kalyan — all designated Smart Cities — is expected to further boost property values in this corridor.

Can internal changes be made to the villas?

Plans are approved by the local planning authority, so significant structural changes are not permitted. Minor internal modifications may be possible, subject to the payment of plan amendment charges to the relevant authority.

What is the booking process?

A 10% down payment secures your villa booking. A further 10% payment enables formal registration of the villa.

Editor's Note

The Mumbai–Nashik corridor has continued to attract infrastructure investment beyond what was originally projected, making locations like Shahapur and Kasara increasingly attractive as weekend and investment destinations for Mumbai and Pune-based buyers. The managed rental model — where a professional operator handles guest services and shares revenue with owners — has gained significant traction across Indian hill-station and highway-corridor developments, reducing the operational burden on investors who live in other cities. Buyers should, however, conduct independent due diligence on the operator's track record and the specific terms of the revenue-sharing arrangement before committing. Pricing, completion timelines, and statutory approvals as stated in the original article — verify current MahaRera status and occupancy certificate details directly with the developer before proceeding.
